A week of posts for an estate agent

Seven posts for an independent estate agent, one a day, with the photo to take, the caption and why it works. Copy them as they are, or let Loudwell write a week like this from your own photos, in your voice.

You know every street in your patch, which houses have damp and which ones sell in a weekend. Online, most agents look the same: wide-angle photos and 'just listed'. A week like this shows people the person they'd be trusting with their home.

The week

  1. Monday · Instagram · Carousel

Shoot: Five photos of a new listing, starting with the best room, not the front door, with the seller's permission (ask first).

New this week: a two-bed terrace with a garden that gets sun until 7. Swipe to the kitchen, it's the reason to view.

Why it works: Leading with the best room keeps people swiping, and one honest detail is more convincing than a list of features.

  2. Tuesday · TikTok · Video

Shoot: A thirty-second walk-through of a listing on your phone, steady, room by room, with the seller's permission (ask first).

A walk round before the photos go up. Watch the light in the back bedroom.

Why it works: Phone walk-throughs feel honest and get watched to the end, and they bring in viewings from people who've already seen the layout.

  3. Wednesday · LinkedIn · Post

Shoot: A photo of the high street in your patch, early morning.

Prices on our patch held steady this quarter. Two-beds are selling in about five weeks, family homes closer to eight.

Why it works: Local numbers show expertise, and LinkedIn reaches landlords and professionals who might sell or invest.

  4. Thursday · Instagram · Photo

Shoot: A 'sold' board outside a house, shot from across the road, with the seller's permission (ask first).

Sold in nine days. Thank you to Claire and Rob for trusting us with it.

Why it works: A real result with a number is the strongest proof an agent can post, and the sellers often share it.

  5. Friday · TikTok · Video

Shoot: Fifteen seconds on one local street: the café, the park gate, the school run.

What it's like to live on this road, from someone who's sold six houses on it.

Why it works: Area videos get found by people thinking of moving, long before they search for a house.

  6. Saturday · Instagram · Reel

Shoot: A ten-second clip of keys being handed over on the doorstep, hands only, with the buyers' permission (ask first).

Keys handed over this morning. First home for Sophie, which makes this the best part of the job.

Why it works: The handover is the emotion every buyer is aiming for, and hands-only keeps it private.

  7. Sunday · Instagram · Photo

Shoot: Your office window display on Sunday, with the week's new listings in it.

Four new homes in the window this week. Free valuations Monday to Saturday, no pressure.

Why it works: A window post reaches people who walk past every day, and 'no pressure' answers the worry that stops sellers calling.

What to shoot this week

  • Walk-throughs on your phone before the professional photos go up.
  • The streets, parks and shops on your patch.
  • Sold boards and handovers, with permission.
  • Local numbers: how long homes take to sell, what's changed this quarter.

Questions

How often should an estate agent post?

Four or five times a week is a good rhythm. Mix listings with local knowledge and results, so the feed isn't just adverts. Posting about the area when listings are slow keeps you in people's minds.

Which platform is best for an estate agent?

Instagram and TikTok for buyers and sellers nearby, especially walk-throughs and area videos. LinkedIn is worth it for local market updates that reach landlords and professionals.

Should an estate agent post the same photos as the listing?

Use some, but phone walk-throughs, area clips and results do more on social media than the listing photos alone. They show the agent, not just the house. Loudwell uses the photos and clips you already have.

Can Loudwell write a week like this for me?

Yes. Loudwell is a Mac app that plans your week from the photos and clips you already have and writes each caption in your voice. Nothing goes out without your yes on your phone. Solo is £4.99 a month, with 7 days free and no card; your AI provider bills you separately, usually £2 to £4 a month.
